This means knowing whether asbestos is present, its condition, and having a management plan. For residential properties, a management survey is not a legal requirement for owner-occupiers, but is legally required before any refurbishment or demolition work that could disturb asbestos-containing materials — and is strongly recommended before buying, selling, or letting any property built before 2000.

Any competent asbestos surveyor working in London should hold a minimum of BOHS P402 qualification (the British Occupational Hygiene Society’s proficiency module for the surveying and sampling of asbestos in buildings). Sample analysis must be carried out by a UKAS-accredited laboratory. All surveys should comply with HSG 264, the HSE’s guidance on surveying, sampling, and assessment of asbestos-containing materials. At 0800 Asbestos, P402 is the minimum qualification for all our surveyors, and our lead surveyor additionally holds P403 and P404 certifications.
