When Was Asbestos Used in UK Homes?

When you arrange an asbestos survey, you’re relying on the surveyor to identify potentially hazardous materials, take samples safely and provide information that may influence everything from building maintenance to major refurbishment work. So, how do you know whether the person carrying out your survey is suitably qualified?

If you’re comparing asbestos surveyors, there are several qualifications, standards and indicators of competence worth looking for. Here’s what you need to know about asbestos surveyor qualifications in the UK.

What Is the P402 Asbestos Surveyor Qualification?

One of the most widely recognised qualifications within the UK asbestos surveying industry is the BOHS P402: Surveying and Sampling Strategies for Asbestos in Buildings.

The qualification is provided by the British Occupational Hygiene Society (BOHS) and is specifically designed for people carrying out asbestos surveys.

A P402 asbestos surveyor is trained in areas including:

• How asbestos was used within different types of buildings
• Identifying and sampling suspected asbestos-containing materials
• Different types of asbestos surveys and when they are required
• Material assessments
• Safety controls when surveying and sampling
• Producing comprehensive asbestos survey reports

P402 involves both theoretical knowledge and practical assessment, helping surveyors develop the skills required to investigate buildings and identify potential asbestos-containing materials.

Does P402 Automatically Make Someone a Competent Surveyor?

No, and this is an important distinction.

Holding a relevant qualification is an important starting point, but asbestos surveying also requires practical experience. Buildings vary enormously, and asbestos-containing materials can be found in many different locations and forms.

A competent surveyor needs to understand not only what to look for, but also how a building has been constructed, altered and refurbished over time.

This is particularly relevant in older properties, where decades of extensions, renovations and repairs can leave materials from several different construction periods within the same building.

When choosing a surveyor, it therefore makes sense to ask about both their qualifications and their practical surveying experience.

What Is HSG264?

Another term you may encounter when arranging an asbestos survey is HSG264, or Asbestos: The Survey Guide.

Published by the Health and Safety Executive (HSE), HSG264 provides detailed guidance on asbestos surveying. It covers areas including planning surveys, identifying and assessing asbestos-containing materials, sampling and reporting.

Following appropriate guidance is essential because an asbestos survey should be much more than a quick visual inspection.

The surveyor needs to understand the purpose and scope of the survey before beginning work. They then need to investigate the relevant areas systematically and record their findings clearly.

This becomes particularly important with Refurbishment and Demolition (R&D) surveys, where hidden areas may need to be inspected before intrusive building work begins.

Qualifications Aren’t the Only Thing to Consider

When comparing asbestos surveyors, qualifications are important, but they shouldn’t be your only consideration.

A professional surveyor should take the time to understand your property and why you need the survey in the first place.

For example, an asbestos management survey for an occupied building serves a very different purpose from an R&D survey being completed before a major renovation.

Your surveyor should be able to clearly explain:

• Which type of asbestos survey you require
• What areas of the property will be inspected
• Whether intrusive inspection will be necessary
• How any necessary samples will be taken
• What will be included within your report
• What the findings mean for your property or project

Clear communication is particularly important if you don’t have previous experience dealing with asbestos. You should come away from the process understanding what has been identified and what, if anything, needs to happen next.

Be Wary of Choosing on Price Alone

It’s understandable to compare prices when arranging an asbestos survey, but the cheapest quote isn’t necessarily the best option.

The quality and scope of the survey matter. Missing asbestos-containing materials before refurbishment work, for example, can result in project delays, additional costs and, most importantly, unnecessary risk to those carrying out the work.

When comparing quotes, look at exactly what’s included and make sure you’re comparing like for like.
