What is an asbestos survey?
An asbestos survey aims to provide accurate information on the location, amount and condition of any asbestos-containing materials (ACMS) in a building. It also looks at the level of damage or deterioration, as this dictates whether remedial action is required.
Do I need an asbestos survey in the UK?
This depends on the age of your property, the use and whether you are planning any work on it.
You might need an asbestos survey if:
- You are buying/selling a property that was built before 2000
- You are planning to renovate, demolish or work on a property that was built before 2000
- You are letting out a property to tenants
- You have a utility company carrying out work on a property
You might also choose to have an asbestos survey, just for peace of mind. Whilst it’s not a legal requirement for domestic homeowners, many choose to arrange one so they know where they stand.
How often is an asbestos survey required?
Again, this depends on several factors including the age of the property, what it is used for and the condition of any ACMs.
As a general guide, a refurbishment/demolition asbestos survey will be valid for 12 months. If you have a survey, but then do not start work until more than a year later, you will require a re inspection survey in the interim. This is because the condition of the ACMs may have changed.
How invasive is an asbestos survey?
Each asbestos survey is slightly different.
A management asbestos survey is less invasive. This survey helps you understand where asbestos is and how it should be monitored. This usually only involves a visual inspection, minimal sampling and a small amount of intrusive work.
A refurbishment and demolition survey is much more invasive. This is because of the risk that comes with disturbing ACMs. This type of survey is far more detailed and usually the building will need to be vacated, to allow the asbestos management company to complete the work.
